Our client, Newsquest Media, was considering taking a new lease which gave the tenant responsibility for internal repairs and also included an obligation to contribute to the service charge for common areas.
Set Square were instructed to inspect and prepare a Building Inspection Report covering the building fabric, and mechanical and electrical plant of the fourth floor of a five storey office building and to report on any issues which might represent a liability.
The floor was found to be in good order but some points were highlighted with the condition and age of the mechanical plant. Discrepancies between the lease description of the demise and the actuality found on site were also identified. The client was able to make an informed decision on taking the lease and went ahead.
Added Value:
- Set Square responded promptly to the enquiry and the client received the report quickly allowing momentum on the lease negotiations to be maintained. This was important as the client required new space urgently.
- Inconsistencies in the lease were spotted which could have created problems for the client at the end of the term if not addressed.
- The client was fully aware of all issues that could affect the suitability of the space or could become a future cost liability.
